The Land Market in Hinsdale
Hinsdale County is one of Colorado's least populated counties, deep in the San Juan Mountains. Lake City, the only incorporated town, serves as the county seat. With vast stretches of public land (over 95% federal), private parcels are scarce and command premium prices. The area is known for world-class Alpine lake fishing, 4x4 trails (including the famous Alpine Loop), and extreme mountain isolation. This is raw, high-altitude wilderness land with short building seasons.
Tax Lien & Deed Investing in Colorado
Colorado holds tax lien sales on the second Monday in December. Liens earn interest at the federal discount rate + 9% (currently 14%). The redemption period is 3 years, after which the lien holder can apply for a treasurer's deed via auction (HB24-1056 process). Tax payments are due April 30 (or split February 28 / June 15). Delinquency begins June 16 at 1% monthly interest. Vacant land is assessed at 27% of actual value; residential at 6.25% (per HB24B-1001).
