Land Flipper Tycoon is a free-to-play single-player browser game where you buy, negotiate, and flip rural land parcels on real US counties. Every parcel is derived from real public county data, with real shapefile polygons in select counties (expanding); every seller is a character with their own situation, motivation, and price floor. The game is built and operated by Acreford.

What Land Flipper Tycoon is NOT

  • Not a get-rich-quick sim. If you want a game that hands you millions in the first hour, this isn't it. A real land flip takes weeks of research, negotiation, and patience — and so does a flip in LFT.
  • Not a Pokémon-card flip game. The parcels are not collectibles. There's no rarity tier, no foil variant, no "limited print run." A 40-acre Lake County parcel is worth what the county assessor says it's worth, modified by your negotiation.
  • Not a casino. No loot boxes, no gacha, no random rewards tied to payment. Every purchase is a fixed, named item with the price visible before checkout. The "charter" framing is a real time-limited window — not a marketing trick — and the Charter Gold Inlay frame is permanently retired after 2026-09-15 (never sold again, never re-skinned, never re-named).
  • Not real land. Every parcel is fictional. We derive geometry and tax data from real Colorado county records, but no real owner or real parcel is represented. If you want to buy actual land, this game is practice — not a marketplace.
  • Not for passive-income seekers. If you want turnkey rentals with property managers, this game won't help you. It's about negotiation and decision-making on raw land, not about being a landlord.

How much does it cost?

Free to play with a free account. Optional purchases, processed by Paddle as merchant of record. Pro Flipper subscription is $7.99/month or $39.99/year for year one during the charter window, then renews at $59.99/year. Lake County CO File is $6.99 one-time. Founder's Pack is $14.99, Tycoon Bundle is $29.99. Action Credit packs range from $2.99 (100 AC) to $49.99 (3000 AC). Is it pay-to-win?

No. Purchases never grant in-game dollars, parcel advantages, or negotiation leverage. There are no loot boxes, no gacha, and no random rewards tied to payment. Action Credits are an optional currency that lets players take more in-game actions per session — they cannot buy game-dollars or parcels directly, only action throughput.

What is the game about?

A simulation game about buying and selling rural Colorado parcels. You play an independent flipper negotiating with characters — an heir cleaning out family land, an owner behind on property taxes, a buyer stretching a budget, an out-of-state investor working from screenshots. Every parcel is fictional but derived from real public county data: property boundaries, ownership patterns, and tax-status categories published by Colorado county assessors. No real owners or real parcels are represented.

Who is it for?

Players who enjoy negotiation games, rural-land fantasy, spreadsheet-driven strategy, or want to understand how real county assessor data describes a parcel. If you've ever fallen into a Zillow rabbit hole at 1am, browsed cheap Colorado acreage on LandWatch, or watched a YouTube video about off-grid homesteading — this is the game version of that curiosity. Also a good fit for anyone curious about how property records, ownership traces, and tax-status categories actually work in real county data, but who would never read an assessor's spreadsheet cold. And if you've lost money on a real raw-land deal, the game is a low-stakes place to rehearse the judgment calls — practice here, decide there. The game is practice, not investment advice. What is the charter window?

The charter window runs 2026-07-21 to 2026-09-15. Anything you buy during the window — Action Credit packs, tier packages, county unlocks, cosmetics — is permanent and yours. Pro Flipper Annual is the one exception: $39.99 for your first year during the charter, then renews at $59.99/year. The subscription continues — only the year-one charter discount ends. Charter-exclusive items (Founder's Pack, Charter Gold Inlay) are not sold again after the deadline.

Where do the parcels come from?

Parcels are fictional but derived from real public county data — property boundaries, ownership patterns, and tax-status categories published by Colorado county assessors and the Secretary of State. Costilla County, Colorado is the launch county; Lake County is available as an optional content pack. Additional counties may be added over time, each priced separately and disclosed before checkout.

Who makes Land Flipper Tycoon?

Acreford. acreford.com is the parent project — a separate, longer-horizon land-research effort. The game started as a way to put real parcel dynamics in front of people who would never read a county assessor's spreadsheet. The game is the wrapper; the data underneath is the same. What is the refund policy?

All purchases are covered by a 14-day refund policy, processed by Paddle as merchant of record. Cancel during the 7-day Pro Flipper free trial and you won't be charged — no questions, no friction. After the trial, the 14-day window applies from the date of any purchase: subscription renewals, one-time content packs, Action Credit packs, and cosmetics alike. Refund requests go through Paddle's customer portal or by emailing service@acreford.com. Approved refunds are credited back to the original payment method by Paddle, typically within 5–10 business days. Chartered items you keep; refunded items are removed from your account. Is this the same as acreford.com?

No. play.acreford.com is a simulation game that sells in-game currency and virtual parcels. acreford.com is the parent land-research project — a separate, longer-horizon effort to help real-estate investors understand rural parcels. The two share an operator (Victor, Acreford brand) and a data foundation (real public county records), but they serve different audiences: players who want a negotiation game vs. investors who want research. Nothing you buy in Land Flipper Tycoon represents a real parcel, real money, or a real-world stake in any property. Nothing at acreford.com sells game currency or virtual items.

Can I play offline? Is there a mobile app?

No to both. The game requires an internet connection because negotiations are generated by an AI character engine and parcels are loaded from a live database. The game is browser-based and optimized for desktop and tablet. A phone layout is not supported. Saved games live in your account, not on your device — sign in from any compatible browser and your flipper, parcels, and cash are where you left them. There are no plans for a native mobile app; the browser experience is the game.
