A land flip is two decisions wearing one coat. The buy is where beginners lose money — paying a thin margin for a problem they haven't seen yet. The classic Land Geek-style discipline is buying raw land at 25–50% of market value, and the buy calculator flags exactly where your offer sits against that line.
The sell is where the same deal pays very differently depending on the exit: a retail cash buyer pays once, a wholesale investor pays less but in days, and an owner-financed buyer pays monthly for years — with the interest inside the note going to you instead of a bank.
